5R Suites partners with luxury apartment communities to convert a portion of inventory into mid-long term furnished rentals. Our Suites are tastefully designed and catered to business travelers and the alike. Our guests enjoy the benefits of a fully equipped kitchen, in-unit washer & dryer, increased living space, ample privacy, full access to building amenities, and most importantly — the feeling of being home.

Where does 5R Suites operate?

5R Suites is Tacoma based but offers furnished apartments throughout the Silicon Valley and the Seattle-Tacoma Area. Want 5R Suites in your city? Let us know!

Our Suites offer an environment similar to home with a fully equipped kitchen, in-unit washer and dryer, high-speed WiFi, HDTV, coffee-maker, toaster, and kitchenware, just to name a few. Your Suite is furnished with a queen-sized memory foam bed, efficient work-space, and you'll have full access to building amenities such as gyms, spas, pools, or community game rooms.

Do you offer parking?

Yes! Did you know hotels and extended stays charge anywhere from $10–50/day to park? 5R Suites provides secure in-building parking for just $5/day or $100/month.

Are there any extra fees?

There are no hidden or extra fees when you book with 5R Suites. Everything is all-inclusive!

How far in advance can I book?

For stays of 30+ days, you may book up to 1 year in advance. Shorter term stays are subject to booking windows and can usually only be booked if filling in between long-term stays, up to 6 months out.

What is the cancellation policy?

We know how plans can change. We've designed one of the most flexible cancellation policies in the industry, built for the unpredictability of business-travel schedules. For short term stays under 28 days: If you cancel 14 days prior to the start date, you're eligible for a 100% refund. If you cancel 13 days or less prior, you're eligible for a 50% refund. If you cancel after the start date, you're not eligible for a refund unless more than 14 days remain on your agreement. For long term stays over 28 days: If you cancel 30 days prior to the start date, you're eligible for a 100% refund. If you cancel 29 days or less prior, or during your reservation, you're not eligible for a refund for the first 30 days. Any remaining days after the first 30 will be refunded in full. *Higher rates or additional city tax may apply depending on the new total days after any date alteration. Some exclusions apply.

What time is check-in and check-out?

Check-in is anytime after 4:00 PM and check-out is anytime prior to 11:00 AM. We use a streamlined self-check-in process, so a late check-in is never a problem.

Are the rooms cleaned daily?

Our Suites are professionally cleaned every time a guest checks out. In respect of your privacy, Suites are not cleaned daily. A housekeeping service can be arranged for a fee depending on your Suite size and cleaning type.

Is there an office within each apartment building?

5R Suites has corporate offices in LA and Tacoma, but we don't maintain offices within the individual apartment communities. Each community has its own office for permanent building residents. Anything related to your stay with us is handled by your 5R Suites concierge, not the local apartment staff.

In most of our units, pets are allowed for a one-time fee of $500 per cat or dog. Breed restrictions may apply, so contact us first to verify your pet's eligibility.

Who can partner with 5R Suites?

We partner with apartment building owners, property managers and developers — from a single building to a portfolio. If you have furnished or unfurnished units you'd like to put to work as mid-to-long-term rentals, we'd like to hear from you.

How do I partner with 5R Suites?

Use the Register Property form or the Contact page and tell us about your building: location, number of units and unit types. We'll follow up with a free short-term rental market report for your property and walk you through the next steps.

How does the partnership work?

5R Suites leases units from your building and furnishes them, then rents them to vetted professional guests for stays of a month or longer. You deal with one tenant — us — rather than a rotating cast of residents, and we handle guest communication, cleaning, maintenance coordination and support.

How and when do I get paid?

You receive guaranteed monthly income, on time, every time. 5R Suites has a strong balance sheet and a large operating account, and we made no deferments or late payments during COVID-19.

What happens if a unit is empty or a guest leaves early?

Nothing changes for you. Because 5R Suites is the tenant, your rent doesn't depend on our occupancy. Units lease up immediately, so you can say goodbye to vacancies, turnover, lease commissions and credit loss.

What insurance do you carry?

All 5R Suites units are covered through commercial-grade insurance: $2 million premises liability and $6 million excess liability coverage. We can provide a certificate of insurance on request.

Who stays in the units?

Our guests are professionals: travel nurses, corporate-sponsored workers, university professors, and government and military personnel on official orders. We don't run nightly party rentals.

How do you screen guests?

5R Suites uses a strict verification process and fraud prevention system so that every guest is fully vetted. We cross-reference guests against industry blacklists and use machine-learning software to strengthen our background checks.

How do you protect the building and its residents?

We fund connected home improvements such as noise monitoring and home automation, which let us monitor and control safety and security in each unit. Each guest stays under our house rules, and your permanent residents have a single 5R Suites concierge team to contact about anything related to our guests.

Will my residents be disturbed by short-term guests?

Our stays are mid-to-long term, not nightly, and our guests are working professionals. Noise monitoring, guest vetting and a dedicated concierge keep the community experience consistent for your permanent residents.

Do I need to furnish the units or pay for upgrades?

No. 5R Suites furnishes and equips the units — kitchenware, linens, WiFi, TV and workspace — and funds the technology upgrades that make them work as furnished rentals.

Does my building need an on-site office for 5R Suites?

No. 5R Suites handles everything related to our guests through our own concierge team, so your leasing office keeps its focus on permanent residents.
